01 | Initial Conversation

Every project starts with a conversation.

We want to understand what you are planning to build, where you plan to build it, your desired timeline and your overall investment expectations.

If you already have property or construction plans, we'll review those with you as part of the conversation.

02 | Site & Plan Review

Before developing a construction budget, we take the time to understand both the house and the property.

We review available construction documents, site conditions, utilities, access and other factors that could affect construction.

Identifying potential issues early can help prevent costly surprises later.

03 | Preconstruction & Budgeting

Once we understand the project, we begin developing the construction budget.

Plans and specifications are distributed to qualified subcontractors and suppliers for pricing. We review bids, allowances and major construction components to develop a realistic picture of project costs.

When appropriate, we also identify alternatives that may provide better value without compromising the overall vision of the home.

04 | Selections & Planning

A successful project depends on making decisions at the right time.

We help coordinate major selections and allowances so materials can be ordered and construction can continue without unnecessary delays.

Depending on the project, selections may include:

05 | Construction

Once construction begins, Blue Orchard Homes manages the day-to-day coordination of the project.

This includes scheduling subcontractors, coordinating deliveries, monitoring progress, preparing for inspections, reviewing workmanship and keeping the project moving toward completion.

Our clients receive regular communication throughout construction, so they understand what is happening and what decisions are coming next.

06 | Quality Control & Final Walkthrough

As construction approaches completion, we perform detailed walkthroughs and develop a final punch list.

Outstanding items are coordinated with our trade partners before the home is turned over to the homeowner.

07 | Welcome Home

The final step is the best one.

Once construction is complete, we walk through the home with you, review important systems and information, and prepare to hand over the keys.
